KKCG Real Estate Group shared the successful sales results of the second phase of family houses and villas at the POMEZÍ residence in Košíře, Prague.
KKCG REG started the construction in November 2018 at the foothills of Stolové Hory Vidoule in Košíře. The first phase, completed in 2021, included 90 premium apartments across four residential buildings.
The ongoing second phase, which started in May 2019, comprises 38 family houses, four apartment buildings with 148 units, and five standalone villas. The 3.7-hectare sloping plot was creatively designed with a mix of apartment buildings, family houses, and villas to ensure privacy and scenic views for all residents.
Otto Koval, Executive Director of KKCG Development, attributed the project’s success to its premium location next to the Košíře-Motol nature park, unique urban design, and personalized client approach.
The entire Top’rezidence POMEZÍ, covering 3.7 hectares, is set to be completed in the summer of 2024, offering amenities such as relaxation areas, retention ponds, community spaces, and sports facilities. Currently available for sale are the last three row houses (4+kk) and one standalone villa with a 400m2 floor area.
The successful approval of 60 apartments and the initial groups of family houses from the second phase occurred in the summer. Additional approvals for row houses and three standalone villas by Bogle Architects are expected by year-end, with the final approvals scheduled for spring 2024, completing the construction of low-energy premium housing in the Košíře – Na Pomezí area.
New residence in Prague 6
KKCG Real Estate Group is also building in Prague 6 the Top’rezidence Jenerálka project. It features six standalone villas, four family houses, and three row houses, inspired by the “Raumplan” philosophy.
Construction started in November, with houses boasting premium amenities such as a 2-in-1 ceiling cooling and heating system, controlled ventilation with heat recovery, wooden floors, and preparation for photovoltaic systems.
The villas and houses in Jenerálka offer spacious gardens and privacy, with the ground floor cleverly elevated to provide sought-after seclusion. The ideal houses for families with children are type B, featuring a 5+kk layout, providing private spaces for parents and children.
An alternative layout of 4+1 is also available, replacing the guest room or office with a spacious kitchen and dining area. The houses feature a generous living space of 86 m2 connected to a terrace and garden through large French windows. Type C houses have a slightly smaller floor plan but still offer a 5+kk layout. Sales of houses in the prestigious location near Hanspaulka began four months ago, with UNICREDIT providing financing.
New project in Prague 8
In Prague 8, KKCG Real Estate Group ventures into the administrative segment with the PernerKa project on Pernerova Street. Offering 9,300 m2 of office space and 700 m2 of retail space, the development, designed by Bogle Architects, is expected to be completed in the fourth quarter of 2025, with 50% of leasable areas already reserved.
Looking ahead to 2024, KKCG Real Estate Group is preparing a residential project in Prague 4’s Modřany. The former industrial area of Chirana will transform into trendy living, creating up to 550 housing units and approximately 2,000 m2 of retail space over several years in three phases.
META BYDLENÍ MODŘANY will offer 177 apartments in the first phase, and thanks to the reconstruction of the original building, attractive lofts ranging from 25 to 65 m2 with layouts of 1+kk and 2+kk will be created.
