The development of Nové Dvory, a new urban district between Prague 4 and Prague 12, has taken a significant step forward.
After four years of planning, the Prague City Council has approved a zoning plan that will increase the construction capacity of municipal land around the future Nové Dvory subway station on line D.
This plan will allow for the transformation of this 30-hectare area into over 2,000 urban apartments and a multifunctional building above the subway station, which will include housing, offices, retail, and community services.
The approval of the zoning plan will accelerate the construction of the new urban district, which is expected to provide living spaces for over 5,000 people and create 5,000 new jobs.
“With 15 hectares of the city’s land entrusted to the Prague Development Company, the project team has allocated nearly 300,000 m² in gross floor area for municipal rental housing and about 130,000 m² for offices, restaurants, cafes, shops, and services, which will create up to 5,000 new jobs. Additionally, there will be a kindergarten, primary and secondary schools, a cultural and community center, and sports facilities,” stated Petr Hlaváček, Deputy Mayor of Prague for Territorial Development and Urban Planning. “
The area has been divided into individual projects that will be implemented gradually, with the entire development expected to be completed within 10 to 15 years.”
Social Aspect: Architect Jitka Molnárová from UNIT Architects, who led the study, explained, “We envisioned a favorable social mix at Nové Dvory, accommodating residents of different ages and socioeconomic statuses.”
The city aims to provide high-quality, affordable rental housing targeted primarily at teachers, healthcare workers, police officers, single parents, and senior citizens.
