Developers are set to complete thousands of flats in Prague this year, all at prices below the city’s average. According to Deloitte data, the average price per square meter in the fourth quarter of last year was CZK 152,600, but the completed flats are expected to be around ten percent cheaper. Central Group, the largest Czech residential developer, plans to finish 1,100 flats this year across projects in Prague 3, Prague 8, Prague 9, and Prague 10. An additional 1,500 apartments may be included in the sale, contingent on permitting processes. Skanska is in a similar position, completing 208 apartments this year in projects in Kbely and Modřany. Renata Vildomcová, a spokeswoman for the company, shared that over 73 percent of flats in the Albatros Kbely project have been sold, with an average price of CZK 123,000 per square meter. Developer Finep plans to complete 500 flats this year in fully sold-out projects with prices starting from CZK 82,000. Prague city council is currently in talks about a potential increase in public transport fares. One of the suggestions on the table is doubling the price of the annual voucher, currently priced at CZK 3,650. The price has not increased since 2015. As the Prague coalition parties deliberate on adjusting public transport fares, there is still no consensus on the extent of the increase. Several options are being considered, and negotiations are ongoing. Deputy Mayor for Transport Zdeněk Hřib from the Pirate Party told Deník N he did not agree with the proposal, saying he wanted public transport to remain affordable for the residents of Prague. In recent years, Prague has been grappling with how to ensure the financial sustainability of the city transport company, which suffered especially hard during the coronavirus crisis. Prague can resume negotiations with Crestyl regarding the placement of Alfons Mucha’s Slavic Epic in Savarin Palace on Wenceslas Square, as the municipal court accepted the appeal and overturned the preliminary measure prohibiting the contract. The Slavic Epic, comprising 20 large canvases painted by Mucha over 18 years, has faced ownership disputes. “I am pleased that the Municipal Court in Prague has granted our appeal and cancelled the preliminary injunction of the District Court for Prague 1, which restricted the right of Prague to freely dispose of the work of Alfons Mucha – the Slavic Epic. The renowned Kotva shopping center at Náměstí Republiky is set to close for a significant renovation, scheduled to start in summer and last for three years. The final day of operations for the shops within the shopping center is slated for Thursday, February 1. Many shops are currently offering substantial discounts of up to 50% in light of the impending closure. The shopping center, recognized as a protected architectural monument, is owned by Generali Real Estate. According to Prague 1 councilor Karel Grabein Procházka, the store will remain a combination of shops and offices, with a restaurant on the upper floors, when it reopens sometime in 2027. While the façade materials will be renewed, the building’s overall appearance will remain unchanged, under the careful supervision of the original architects. “The most noticeable external change will be the replacement of the current entrance to Albert supermarket with a new circular entrance to the shopping center’s underground floor,” revealed Marek Vacha of the Institute of Planning and Development of Prague. British toy retailer Hamleys has exited the Czech market as of January 2024, reports Hospodářské noviny. The former Hamleys megastore in Prague, located on Na příkopě, is still in operation. However, it was completely rebranded as The Playground in signage both outside and within the store shortly after the Christmas holidays. Hamleys-branded products, including the iconic teddy bear, have slowly disappeared from the store’s shelves, social media profiles have been updated to reflect the new brand, and the former web address at hamleys.cz now redirects to theplayground.cz. The reason for the change is that local operator Inexad, owned by Pavel Čmelík, did not reach a licensing agreement to continue operating under the Hamleys brand.
